Munich still top location in Europe for real estate
MUNICH Compared with other cities in Europe, the real-estate market in the Bavarian capital offers excellent perspectives for real-estate investors despite the financial crisis. According to the current study ‘Emerging Trends in Real Estate 2010’ conducted by the firm of accountants PricewaterhouseCoopers (PwC) and the research organisation Urban Land Institute (ULI), Munich has this year once again come out in top place in Europe when it comes to earnings prospects. “My congratulations to the City of Munich on its top ranking in Europe. I also see this excellent position as confirmation of the great appeal of the whole business location of Bavaria”, commented the Bavarian Minister of Economic Affairs, Martin Zeil.
Judging by the 640 real-estate investors and experts interviewed in the survey, Munich is not only the most attractive real-estate location in Europe, but the earnings prospects for the city have also further improved since 2009 (a rating of 5.61 compared to 5.51 last year on a scale from 1 = “disastrous” to 9 = “excellent”). The investors included in the study prefer office locations in Munich. A good one in three (33.8 per cent) would operate mainly in this segment. But retail properties (29.9 per cent) and housing (21.8 per cent) are also considered to be extremely attractive in the Bavarian capital.
Besides Munich, Hamburg (3rd place), Berlin (7th place) and Frankfurt (9th place) also scored well among the ten best real-estate markets of Europe. All in all, there are signs that the European real-estate market is easing after a difficult time. As a top location, Munich is making a big contribution to this trend.
